The common belief that a Listed Building does not require an Energy Performance Certificate and does not have to comply with MEES is incorrect. Listed residential property that is to be let on an Assured Shorthold Tenancy has to undergo the draft EPC assessment process as a minimum and what happened next depends on the results.  The position is likely to change as a consequence of changes to the legislation being considered now by Parliament but for the present, owners of Listed buildings should not assume that the rules do not apply to them.
