On the 1st June 2020, the The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 come into effect.
These new rules only apply in England
In brief, from the 1st July 2020 no new letting of residential premises can take place unless and until a Landlord has first commissioned an inspection and test by a qualified person of every electrical installation. A copy of the report must be supplied to the Tenant
The report has a life of 5 years, after which time another inspection and test is required.
The Landlord has a duty to ensure that electrical safety standards are met during a tenancy.
The regulations will also apply to existing tenancies with effect from the 1st April 2021.
