Service Let-Only Managed
Carry out an initial appraisal of the Property and advise on rental levels.
Guidance on compliance with statutory requirements.
Suggest alterations where appropriate.
Obtain safety and other certification that has to be provided to the Tenant (at costs agreed with the Client)
Advise on non-resident tax status where applicable.
Prepare details, advertise the Property, arrange and conduct viewings, take up references on applicants.
Erect Let board (if required)
Check applicants’ right-to-rent status to cover Clients’ statutory obligations.
Take instructions of proposed letting and where agreed, prepare and complete an Assured Shorthold Tenancy Agreement.
Collect the first month’s rent and the deposit (where taken).
Provide the Tenant with a method of payment from the second month onwards.
Lodging of Tenants’ Deposit and issuing required paperwork  
Collecting rents on a monthly basis and distributing them as agreed  
Inspecting the Property at least twice a year  
Attending to annual certification renewal  
Arranging for routine repairs after taking instructions  
Pursuing non-payment of rent and advising.  
Service of Notice to Quit where required.  
Check-out at end-of-tenancy  
Deposit return (on an agreed basis with no negotiations)
